This 10.3 acre site sits to the West of River Road, Barking on the banks of the River Roding at the entrance gateway to the recently GLA designated Barking Riverside Gateway Housing Zone; one of London’s largest housing development sites with outline planning approval for 10,800 homes and associated facilities.

The site is seen as an important catalyst for the regeneration of this new community, affording the means by which the oppressive entrance to the new development through a dated, unattractive industrial area, can be completely transformed in a single stroke, as the site is under a single ownership.

To unlock this area, proposals have been drawn up for a mixed-use development centred around circa 1150 residential units( at a density of 277 units/Ha) arranged in a variety of ‘podium model’ blocks incorporating elevated garden courtyard configurations and tower’s with graduating heights making best use of the river-side location with long views of the reed lands and the River Thames beyond.

This is supported by circa 76,000 square feet of business (B1-B3) and retail (A1-A5) accommodation, with a proportion of residential units being designated as live/work units.

The provision of landscaped courtyards and public amenity space, particularly making the river frontage public accessible is key to the masterplan.

The masterplan is currently being developed by Be First, the Regeneration arm of the London Borough of Barking and Dagenham, with a planning submission anticipated at the end of 2020.
